Off-market, in the places being rebuilt
He works regeneration areas across Staffordshire and sources stock before it reaches the open portals. Less competition, and more room to make the numbers work for everyone in the deal.
Stoke-on-Trent · Staffordshire
Property investor and founder of GVN Estate Invest. He came into the industry with one idea — that the point of property is creating homes for families — and has kept it as the measure of the work.
01 — Biography
Valentine Grey is a property investor and the founder of GVN Estate Invest, a sourcing business operating across Staffordshire from Stoke-on-Trent.
He is of Irish and West African heritage, with family roots in Galway. Self-made, and a certified property investor, he entered the industry with a particular motivation: creating homes for families. That has stayed the measure of the work — a deal is only a good deal if someone can live well in the result.
His approach has been shaped by Jamie York of Aspire Property Group and by Grant Cardone, and by a preference for the unglamorous end of the business: regeneration areas, off-market stock, and the compliance work most people skip. He trades as GVN Reality Trading Ltd and works to three stated values — integrity, honesty, and total transparency.
Built on dedication, driven by passion, upheld by integrity.
Alongside property, Grey has a long-standing interest in fashion — an area he intends to move into properly in time. For now the two sit in the same wardrobe and only one of them pays.
The commercial side of his work lives at gvnestateinvest.com. This page is about the person behind it.

The facts most often needed by journalists, directories and search engines, stated once, in one place, so they stay consistent everywhere else.
03 — Approach
Property sourcing is mostly unglamorous. These are the standards the work is held to, and what a family should be able to expect from anything with his name on it.

Renovations are specified to exceed the Decent Homes Standard and to meet Awaab’s Law. The measure of a deal is whether a family can live well in the result — not what it looked like on a spreadsheet.
Correct company structure, KYC and anti-money-laundering checks, and the regulatory groundwork most people skip because it is slow and nobody claps for it. It is the part that decides whether the rest holds up.
The Renters’ Rights Bill and the Companies House reforms are changing what a compliant portfolio looks like. He would rather build to the new rules now than retrofit to them later.
